Affordable suburban infill,
construction with added greenery.

Gunillantie 3 is an example of infill construction that densifies the eastern suburbs of Helsinki while respecting the airy construction method. 81 state subsidized rental apartments were built for the City of Helsinki on the site of a decommissioned, demolished thermal power plant in a strong rocky terrain. In addition to parking, there is a maintenance depot under the courtyard deck.

The apartments are located around precisely dimensioned stairwells. The stairways receive natural light through narrow light wells. There are 5 reasonably sized apartments on the basic floors. Even the studios have articulated spaces for all basic needs. The largest family apartments open to 3 directions. The residents' common areas are mainly by the courtyard, the second sauna and common area unit is on the top floor of the easternmost building, which offers long views of the sea. The high floor height required by the depot and parking garage was utilized as storage mezzanines and airy entrances to the lower courtyards. The small commercial premises are located on the southern edge of the street.

The conventional appearance of the white concrete facade elements was broken by moving the vertical seams to the edges of the window openings with the extensions of the outer shell and by fading the horizontal seam under the large slanted water sheet at the bottom of the windows. The facade relief was supported by a slanted perforated sheet placed in front of the ventilation windows. White concrete vertical strips structure the uniform, west-facing balcony zones. The balcony railings are patterned glass. The basement/warehouse floor facades are umber-treated grooved concrete.

HOUSING FIRST - TOWARDS INDEPENDENT LIVING

SUUTARILA, HELSINKI, 2023

Y-Foundation, the builder: f.1985 by a number of social partners to help those experiencing homelessness.

Niemikoti Foundation, the operator: f. 1983 to carry out social psychiatric rehabilitation & preventive mental health work for people in mental health recovery living in outpatient care in Helsinki.

Originally planned for substance abuse rehabilitation, the use was eventually changed to residential rehab for mental health rehabilitation. The goal of the unit is to strengthen functional capacity, self-esteem and creativity, to live an experiential life, to learn through experience and thus to cope better in everyday life and society.

Originally, the operations were to be transferred from the existing, dilapidated building to the new one without interrupting operations. Therefore, the new building was located and planned to be implemented without demolishing the old building, also to provide space for more efficient use of the plot in the future.

The location of the new building outside the building area of the plan opened an opportunity for the neighborhood to appeal against the project to replace the long time operated community. The process took more than a year. The first contract offer expired and the costs increased. However, the project remained within the cost limits of state aid. In the end, the implementation started with the demolition of the old building in poor condition.

The new building, smaller than the previous one, consists of two lamellar wings and a spacious common room between them. The building has been fitted between the single-family houses and a two-story school.

The heart is a plaza-like hall, which 31 small apartments circulate around on two levels. Everyday skills can be practiced in the kitchen and housekeeping rooms suitable for teaching activities. The sauna, very popular with users, has a private lodge. On the 2nd floor there are a couple of relaxation corners – for example, neighborhood observation.

The facades are light-colored, shell-structured concrete element walls made using the so-called thick thermal plastering technique.
