The project, designed as a single urban landscape, is divided into three plots including one social rental unit, one right-of-occupancy unit and one owner occupied, prize controlled company. On the north side of the block there is a separate daycare center designed by Verstas architects.
The courtyard designed togetrher with Sitowise is partly on-ground, partly covered by a car park.
The apartments are spatially clear, in the family apartments that extend through the frame, the living room-dining room combination receives natural light according to the day’s cycle. The apartments on the courtyard floor have a small courtyard terrace in addition to the balcony on the street side. On the south side, there are a few two-story apartments, which have a third outdoor space on the ground floor.
The buildings are usually six-story, in some places there are 8-story sections in the block, the common areas of the rental housing company are on the sixth floor of a five-story building and are thus easily accessible from both of the company’s stairwells. The second sauna section of the Hitas company uses the roof of the lower part as a terrace.
The other sauna sections are on the upper floors, and the other common areas are at street level.
The commercial premises are centralized: the restaurant is in the southwest corner of the block on the edge of the square and the Hitas company’s commercial premises are divided into one zone on the eastern edge along the public transport street near the beach.
In accordance with the plan and supplementary design instructions, the facades are mainly made of clean-faced brick and are generally structured by stairwell, with slight variations in the color of the brick and the opening patterns of the balcony zone.
The social rental apartment building is a low-energy experimental project, where the realization of the planned energy self-sufficiency goal in a conventional residential apartment block is monitored.
